Building Permit Application Requirements:

An application for a Building Permit for Part “9" including Buildings, Additions, Repairs, Alterations, or Improvements must be accompanied by all of the following information. It is important to note that it is the responsibility of the owner/builder to insure that all construction complies with the requirements of the Provincial Building Code. If submitted building plans do not contain adequate information to enable staff to thoroughly access your project, revisions and/or additional information may be required before a Building Permit will be issued.

Demolition Permit Application Requirements:

An application for a Demolition Permit for Part “9" includes any building or structure that is going to be removed or demolished from a property. It is the responsibility of the owner/contractor to ensure that the site is left in a safe condition and all debris has been removed from the site and properly disposed of. All demolition must meet the requirements of the Provincial Building Code.

Complete Application Checklist
In order to avoid delays in receiving your Permit please ensure that your application contains all the following information:
One copy of the completed Building /Demolition Permit Application Form;

One copy of the completed Fee Calculation Form (attached);
Payment payable to Joint Services Board to cover the cost of the permit fee;
Two (2) copies of the Site Plan (where applicable);
Two (2) sets of Building Plans;
Approval from the Nova Scotia Department of Environment and Labour for the construction and installation

1. Site Plans

A site plan must show the foot print of the proposed building or addition and any projection such as decks, roof overhang and doorsteps. It must also indicate the proposed building’s distance from all property boundaries and the location of the driveway entrance.

2.Building Plans
  1. A floor plan of the interior layout of each level mustshow the following:
    • Rooms showing dimensions and labeled to the use;
    • Location of all plumbing and electrical fixtures;
    • Size, spacing and span of the floor framing members;
    • Location and size of exterior steps, decks, stairs, etc.; and
    • the floor area of each room and the total floor area of the dwelling, including the basement and any attached garage.

  2. Detailed notes are required on all heating, ventilationand other mechanical systems

  3. Building elevations must show finished grade and thesize and the location of windows, and the height of the building from finished grade to the highestpoint of the roof.

  4. A typical cross section, taken through the structurefrom the footing to the roof, must show:
    • Footing and foundation wall size;
    • Floor assembly construction;
    • Wall assembly construction; and
    • Roof assembly construction.
3. Appoval From The Nova Scotia Department Of Environment And Labour For On-Site Sewage Disposal System

Approval from the Nova Scotia Department of Environment and Labour (NSDEL) is required for the installation of on-site sewage disposal systems for new construction requiring a plumbing system, where central sewer services are unavailable. A Qualified Person, who is approved by NSDEL, must design these systems and all applications must be submitted to the NSDEL office in Yarmouth, along with a $53.25 processing fee. A list of qualified Persons is also available there. However if you wish to construct an addition to an existing dwelling and it does not increase the number of bedrooms in your dwelling, this approval is NOT required. Please note that applications for disposal systems will NOT be accepted at the office of the Joint Services Inspection Department, and that your permit to construct WILL NOT be issued without this approval from Department of Environment and Labour.
